I bought my first property during the 2008 crash. Single-family homes, then multifamily, then self-storage and industrial. Over 15+ years I've been involved in hundreds of real estate transactions across nearly all 50 states. Today I own and operate 12 storage facilities in 4 states, with partnerships in many more.

I'm also a professional firefighter, a husband, and a father of three. I built this entire portfolio on days off, between bedtime routines, baseball games, and ballet recitals. Over time I built a system that works — and the discipline to follow it.

It depends on the deal. SBA loans require 10–15% down. On a $600K facility, that's $60–90K plus closing costs and working capital. Seller-financed deals can require less — I've even had students acquire facilities for $0 out of pocket. Module 5 covers all financing options in detail.
